I took on the challenge of upgrading a series of family owned rental properties, some older than me, that have long rich history of being pieced together and repaired quite creatively with duct tape, liquid nail and home harvested rough cypress. I definitely did not know what I was getting myself into and thought about throwing in the towel too many times to count but my patience and persistence paid off and with the help of several creative and competent co-workers we have ourselves a pretty nice little collection of charming homes that our tenants adore, and that's something I take pride in.

This 2 bedroom 2 bath home features a brightly lit bonus room perfect for office or nursery, screened in front porch, original pine floors throughout, recently renovated tile bathroom and shower, crowfoot bathtub with skylight, farmhouse double washboard sink, all brand new appliances, large pantry room, back screened in porch with washer and dryer hookup and outdoor shower. The efficient three head unit minisplit air condition and heating system allows you to customize the temperature in different parts of the home, allowing reduced utility usage. This 1,000 square foot house is the perfect size for a single, couple or a small family, looking for a peaceful country lifestyle with just a short 20 minute drive to Gainesville.
1950's single wide mobile home had a lot of vintage flare to it. We upgraded it with unique one of a kind locally harvested wood paneling, refurbished kitchen cabinets, upgraded porches and much more.
My Twin did the bones of this project. Took him a year as he is an engineer (wink) and I did the cosmetics. An awesome couple moved in and have since started a beautiful family..They even have chickens..they are at home here among the Azaleas.
4.5 Acres of Palmettos and Tall Pines, Immediately got the 70's vibe but after a summer of embracing its charm we decided to do some major much needed upgrades and updated the trailer, kept the rustic rough cut pine flooring but had to pull them up, plane them and lay them back down. We painted the walls to brighten it up, embraced the wallpaper in the bathrooms, and completely upgraded kitchen with real wood cabinets and a butcher block island .
Early Life and Education
Shanica Crider is a true native "North Central" Floridian born and raised in Gainesville, Florida. She spent her formative years in this close-knit community, developing a deep connection to her hometown.
After completing her education at PK Yonge, she pursued her academic aspirations at Abraham Baldwin College in Tifton, Georgia, where she began to cultivate her interest in agriculture.
Shanica went on to earn a Bachelor of Science in Agricultural Communication from the University of Georgia in Athens.
Career and Entrepreneurship
Shanica's career path in Restaurant and Hospitality took her to various places, including Aspen, Colorado and Nantucket Massachusetts before
returning to her roots in Gainesville, Florida. Shanica decided to channel her energy into helping her father with his rental properties in the charming community of Windsor, situated on the east side of Newnan's Lake in Alachua County.
Recognizing the need for revitalization and a fresh perspective, Shanica began using her creative talents to breathe new life into these properties. She dove into the world of carpentry and renovation, initially starting with caulking and painting old windows and doors eventually leading to more extensive projects, including a successful Airbnb conversion of a 40-year-old cabin.
Shanica's passion for renovation and property management grew, and she embarked on a series of renovations and flips, using her father's capital, alongside skilled friends and acquaintances with construction expertise. Through dedication and hard work, she transformed these properties, bringing a positive impact to her community and providing comfortable unique homes to good people.
Her commitment to property management expanded when she took on the responsibility of overseeing long-term rental properties for an out-of-town owner. This experience further enriched her knowledge and skills in the real estate and housing industry.
Community and Sustainability
In addition to her work in real estate and property management, Shanica's dedication to her community shines through in her involvement with an organic vegetable farm Frog Song Organics. Located just a short drive from her home, this farm allowed her to connect with like-minded individuals who shared her passion for sustainability and quality food production.
Shanica's strong ties to Gainesville and her deep understanding of the local landscape led her to obtain her Real Estate License in January of 2020. This decision allowed her to offer her expertise to others who wished to buy or sell property in the area. Her intimate knowledge of the Gainesville area, its growth, and its unique neighborhoods makes her an invaluable resource for both newcomers and longtime residents.
